To run for the Power Ranch Board of Directors, you must meet certain eligibility requirements. Your name must appear on a deed recorded with the Maricopa County Recorder's Office, and ownership must be verifiable through public records at the time of your application.

You qualify as an Owner if you:

  • Fully own the property
  • Are the Trustor under a deed of trust
  • Are the beneficiary of a trust

If you are a trustor or beneficiary of a trust, you may need to provide additional documentation.

I am currently serving on the DRC and I am VIce- Chair of the Budget and Finance Committee.

I served as an interim Board Member and Treasurer from December 2024- February 2025

What is your occupation?

I am the President of Arizona Escrow & Financial Corporation and I am the Co-Owner of The Nook, a Daytime Eatery.

Why do you want to be a Power Ranch Board member?

I want to serve as a Power Ranch Board member because I care deeply about our community and its future. Over the past few years, Power Ranch has experienced turmoil that has divided our community. I believe it is time to heal, rebuild trust, and restore the sense of pride that once defined our neighborhood. We are beginning to move in the right direction, and I want to help ensure that this progress continues in a thoughtful, transparent, and inclusive way. By moving forward with care, collaboration, and a long-term vision, we can bring Power Ranch back to the beautiful, connected community it once was and ensure it remains a place we are proud to call home.

What are the three most important issues you view for the Power Ranch Association and why?

The three most important issues facing the Association are deferred maintenance, inconsistent communication, and increasing costs.

Deferred maintenance is a critical concern because postponing necessary projects often leads to significantly higher costs over time. When infrastructure and community assets are not addressed when originally recommended, minor issues can escalate into major, expensive repairs. A clear example is the irrigation controllers, which should have been replaced years ago. Delaying this project has resulted in costs now reaching hundreds of thousands of dollars more than what would have been required if the replacement had been completed when first suggested. Proactively addressing deferred maintenance is essential to protecting property values, managing Association finances responsibly, and maintaining the overall appearance and functionality of the community.

Inconsistent communication has created confusion and frustration among residents. Proactive, concise communication is essential to reducing rumors and misinformation that can spread throughout the community. The Association should communicate with homeowners through their preferred channels, including a revamped website with an updated members-only section, regular email communications, and a closed social media platform for timely updates. Providing a centralized space where homeowners can access accurate information and conduct their own research will promote transparency, improve understanding, and build trust.

Finally, increasing costs, particularly the cost of water, are a growing concern for our community. As a community, we will need to revisit and potentially revise our vision of Power Ranch to align with rising expenses and the water restrictions placed on HOAs. The Town of Gilbert has already proposed an additional 25% increase in water costs this year, which will further impact our operating budget. At the same time, our two largest vendor contracts are expiring this year and will need to go through the RFP process. It is essential that this process is handled correctly, fairly, and without bias or personal agendas. A transparent and objective RFP process will ensure we select vendors that best serve the community’s needs, provide value, and align with the Association’s long-term goals.

What experience or qualifications do you have that would lend strength to being a Board member?

I bring extensive leadership and business experience that would add strength and practical value to serving as a Board member. I have over 25 years of experience in sales and marketing and 17 years at the C-suite level across construction, real estate, escrow and title, hospitality, and sales and marketing. I have also spent 17 years in the escrow and title industry, owned a successful local business for 13 years, and previously worked as a Realtor in Southern California for 7 years, giving me a strong understanding of property values, homeowner concerns, and long-term community planning.

Currently, I am the Owner of The Nook, a Daytime Eatery, and President/Director of Arizona Escrow & Financial Corporation. These roles require disciplined budgeting, cost analysis, contract negotiation, vendor oversight, and team leadership.

My skills in financial management, value engineering, project and vendor management, contract interpretation, and conflict resolution align well with the responsibilities of HOA governance. I am committed to objective decision-making, accountability, and ensuring the Association’s resources are managed responsibly in the best interest of the community.

Yes, we are current on all assessments and we have no pending violations.

Have you previously volunteered on a Power Ranch Committee? If so, what committee and how long?

Yes, I have served on the Village Committee since March of 2024 and became the Chairperson of the Village Committee in December 2024 after being appointed to the Board.

Have you ever served on an HOA board or Committee?

Yes, I was appointed to the Power Ranch Board of Directors in November of 2024. In January of 2025 I was appointed as the Power Ranch Board of Directors Secretary. 

What is your occupation?

I am currently a semi-retired educator serving both the Higley and Queen Creek Unified School Districts as a substitute teacher. I am a 20-year veteran teacher and have served in leadership roles on a variety of committees throughout my career. Prior to entering the field of education, I worked as a Vice President and Project Manager for a large banking institution, where I oversaw diverse production and project management initiatives. 

I hold an Associate's degree in Liberal Arts; a Bachelor's degree in Elementary Education; and a Master's degree in Elementary and Middle School Education. Prior to my retirement I was in the process of completing my PhD in Educational Leadership.

Why do you want to be a Power Ranch Board member?

I have served the Power Ranch community as a Board member for over a year and as a committee member for nearly two years. Through this service, I bring a strong combination of historical knowledge, financial experience, and a practical understanding of how homeowner associations operate. My familiarity with the community’s history allows me to make informed decisions that honor past agreements while planning responsibly for the future.

With my background in finance and organizational leadership, I help ensure that budgets are realistic, transparent, and focused on long-term fiscal stability. In addition, my understanding of HOA operations enables me to contribute effectively from day one, promote clear and consistent communication between the Board and homeowners, ensure concerns are heard and addressed fairly, and support sound governance practices. Above all, I am committed to fostering a positive, engaged community that continues to make Power Ranch a desirable place to live.

What are the three most important issues you view for the Association and why?

Three key areas I believe the Board should focus on in 2026 include:

Vendor Accountability and Market Research

With two major contracts up for renewal in 2026, it is essential that the Board follow best practices by conducting thorough market research and developing well-defined Requests for Proposals (RFPs) that clearly articulate the needs of our community. Securing competitive, well-qualified bids will enable the Board to make informed and fiscally responsible decisions. This process helps ensure vendors are held to clear performance standards and contract expectations. Strong vendor oversight not only controls costs but also improves service quality and protects homeowners’ long-term investments.

Creation of a Transparent Strategic Plan

The Board should operate under a clear, long-term strategic plan that is openly communicated to homeowners. This includes establishing priorities, planning appropriately for reserves and major capital repairs, and clearly explaining how Board decisions align with the community’s goals. Transparency builds trust and allows homeowners to better understand both short-term actions and the long-term vision for Power Ranch.

Identifying Current and Future Community Needs

While meaningful progress has been made in addressing deferred maintenance throughout the community, important work remains to fully restore Power Ranch to the high standard it maintained in years past. Key priorities include addressing vandalism, improving landscaping, reducing water consumption, maintaining our lakes and wildlife, and strengthening compliance efforts. By actively listening to homeowner concerns, I hope to bring forward practical ideas and solutions that reflect what matters most to our residents and support the continued improvement of our community.


What experience or qualifications do you have that would lend strength to being a Board member?

I bring a diverse set of skills and experiences that equip me to serve effectively on the Power Ranch Board. With more than 20 years as an educator, I have developed strong communication, organizational, and problem-solving skills, as well as the ability to collaborate effectively with a wide range of stakeholders. My background in production and project management has provided valuable experience overseeing complex initiatives, managing timelines, and ensuring accountability.

Additionally, my experience in financial management enables me to review budgets, monitor expenses, and support responsible long-term planning. Together, these skills and leadership experiences allow me to contribute thoughtful, well-organized, and transparent governance in service to our community.

Yes, I am current on all of my assessments and have never had any violations.

Have you previously volunteered on a Power Ranch Committee? If so, what committee and how long?

No although I have attended majority of the community committee's except Finance, Facility, Knolls and Village.

Have you ever served on an HOA Board or Committee? If so, please describe.

Yes I am currently on the PR Board previously elected back in September '25.

What if your occupation?

Customer Service Supervisor for Med-Surge @ McKesson.

Why do you want to be a Power Ranch Board member?

I want to continue serving because I'm committed to finishing the work I began when I was elected in September 2025. Over the past year, I've built strong collaboration and genuine camaraderie with the current board members, and together we've made real progress toward restoring Power Ranch as one of the most desirable communities in the Gilbert area. I want to keep pushing that momentum forward.

I'm especially motivated to continue addressing the speeding issues coming into the community—an effort I started even outside my board responsibilities. This is a real safety concern, and I'm determined to see it through until it's no longer a threat to our residents. I also want to take a more active role in tackling the rise in vandalism, which has become increasingly disruptive.

Finally, I want to keep supporting our Power Ranch committees, whose work is essential to keeping our neighborhoods beautiful, welcoming, and a place people are proud to call home. My goal is to help strengthen this community so that current residents feel valued and future residents are excited to join us.

What are the three most important issues you view for the Power Ranch Association and why?

1. Addressing the ongoing speeding concerns

One of the most urgent issues is the continued speeding throughout our community. This is a real safety risk, and it's something I've already taken initiative on even outside my board responsibilities. I want to keep pushing for solutions—whether through education, enforcement, or infrastructure—until speeding becomes a rare exception rather than a daily danger for our residents.

2. Combating the rise in vandalism

Vandalism has become increasingly disruptive and costly for the Association. Beyond the financial impact, it affects how residents feel about their neighborhood. I believe we need a more proactive and coordinated approach to prevention, accountability, and community awareness so we can protect our shared spaces and maintain the pride we all have in Power Ranch.

3. Rebuilding trust and alignment between residents, committees, and the board

One of the most important issues I've seen since joining the board is the growing lack of trust between residents, committees, and the Association. Miscommunication, misunderstandings, and uncertainty about how decisions are made have created frustration on all sides. I believe we need to take deliberate steps to rebuild confidence, strengthen transparency, and re‑establish a shared sense of purpose.

What experience or qualifications do you have that would lend strength to being a Board member?

I believe my strongest qualification is the transparency and consistency I've brought to the board since being elected. Having already served, I've seen firsthand the positive direction this board is moving in as we work to bring the community back to the standard it once had—and I want to keep that momentum going. I am committed to continuing that progress with the same openness and accountability residents deserve.

In addition, my leadership role at work has prepared me to serve effectively. I manage people, navigate complex decisions, and build trust through clear communication and integrity. Those same qualities—integrity, trust, and respect—are exactly what I bring to the board. They allow me to listen to residents, collaborate with fellow board members, and make decisions that support the long term health of the community.
